Bridlington Quay Townscape Heritage
What is Bridlington Quay Townscape Heritage?
It is a project to conserve and enhance part of Bridlington Quay Conservation Area. There are 4 strands to the project:
- Grants to property owners to repair and conserve historic buildings
- Improvements to the public realm: in particular the redevelopment of Garrison Square
- Activities to encourage greater participation in heritage
- More pro-active management of the conservation area.
It is being supported by East Riding of Yorkshire Council and the National Lottery through Heritage Lottery Fund.
The project should improve the vitality of the town, encouraging even more visitors, to boost the local economy.
What is the timescale?
Bridlington Quay Townscape Heritage is a four-year project (up to 2020). The property grant scheme will open in the next few weeks. All eligible property owners will be contacted before this.
The public realm work will take place autumn/winter 2017 to avoid impacting upon tourist businesses in the area. Activities and conservation area management will take place throughout the project.
Why this area?
Bridlington Quay Conservation Area was placed on Historic England’s Heritage at Risk Register in 2012. The key threats to the area were seen to be:
- A visible lack of maintenance and/or poor quality alterations
- Vacancy, mostly of upper floors
- The condition of the public realm
The Townscape Heritage scheme seeks to address these concerns, coupled with better longer-term management of the conservation area, and the wider regeneration proposals for Bridlington.
How much is being invested?
- ERYC £499,050
- HLF £930,800
The remainder will be made up as match-funding for the property repair grants (c £1.5m estimated). Making a total investment of just under £3m.

What will the property grants do?
We will be offering grants to repair buildings, reinstate historic architectural features and bring vacant buildings back into use. Because it is a heritage-led regeneration scheme we will expect all works will meet high conservation standards.
Why are you only focussing on High priority buildings for the first two years?
These are the buildings considered to be most in need of repair within the TH area and therefore a High priority. Focussing on these at first will ensure the biggest impact is made in this part of the town centre.
After this point, if there is funding available, we will open up the grant scheme to any other eligible buildings on a first-come, first-served basis.
How were these buildings selected?
We developed prioritisation criteria to understand which buildings were our highest priorities. These are based upon criteria including the heritage merit of a building, its condition and the impact repairs would have on the streetscape.
What will the grant rates be?
Repairs to buildings will attract up to 60% funding. Reinstatement of original features (such as shopfront, railings and architectural details) will attract up to 80% funding. This is because our research has shown there is little-to-no uplift in property value for reinstatement works. These grant rates are in line with those offered through other Yorkshire Townscape Heritage schemes.
Grants to buildings that are partially or completely vacant will be calculated individually and be based on the ‘conservation deficit’ – that is the difference between the total cost of works and the final end value of the property.
What’s going to happen with Garrison Square?
As part of the TH project Garrison Square will see new hard landscaping, including street furniture such as benches, paving and lighting. The first stage will see the northern part of the area redeveloped. There are likely to be opportunities for future works as proposals for the harbour come to fruition.
